Plumbing, heating and air

One family shop for the pipes, the furnace and the air

Fourteen of us, two generations, one phone number. We fix the leak, tune the furnace in the fall and get the air conditioning ready before the first hot week.

  • Licensed and insured
  • Plumbing, heating and air
  • A written price before work starts

What we do

Three trades, one crew

You call one number. The same crew sends the right person for the job, and you get one bill.

  • Plumbing

Leaks, drains, water heaters, toilets, faucets and the pipes behind the wall.

    See plumbing
  • Heating

Furnace and boiler tune-ups, no-heat repairs and replacements.

    See heating
  • Air conditioning

A spring check, repairs and new central air for the houses that have it.

The shop

Gerald started it with one truck

Gerald Schmitt opened the shop with one truck and a pipe wrench. His daughter Cheryl came back to run the office, then the crews, and the sign changed to say so.

Today Cheryl owns the shop, her brother Todd leads heating and air, and Gerald still stops by the counter most mornings.

  • Fourteen people, in the shop and on the trucks

  • Plumbing and heating under one roof

  • The person who answers the phone sends the truck

The calendar

A year with one crew

Houses in southern Minnesota ask for the same things in the same months. The furnace tune-up and the plumbing walk-through are the two visits in the yearly plan.

  • Furnace and boiler tune-up

Burner, heat exchanger, filter, thermostat and a carbon monoxide check before the first cold week.

    Sep to Nov

  • Hose bibs and outdoor lines

Shut off and drained, so a January cold snap doesn't find a split pipe.

    Oct to Nov

  • Frozen-pipe watch

Know your main shutoff before you need it. We tell you what to do first and who to call.

    Dec to Feb

  • Sump pump and floor drains

Test the pump with a bucket, check where it discharges and clear the drain before the thaw.

    Mar to May

  • Plumbing walk-through

Shutoffs, supply lines, toilets, traps and the water heater, with a note on what to watch.

    Mar to May

  • Air conditioning check

Coil, condensate drain and a test run before the first hot week.

    May to Jun

  • Water heater flush

Sediment out of the tank so it heats faster and lasts longer.

    Jun to Aug

Yearly plan

The Home Year plan

One furnace visit in the fall and one plumbing walk-through in the spring. You know the year's maintenance is booked.

  • Home Year

A furnace or boiler tune-up and a plumbing walk-through, once a year, for one home.

    • Furnace or boiler tune-up, once a year
    • Plumbing walk-through, once a year
    • A written note after each visit
    • A text from us when each visit is due
    • Repairs and parts
    • Air conditioning service
    • Water heater flush
    • Replacing any equipment
    Term:
    Billed once a year.

A service plan, not insurance. It renews each year until you cancel. Call or text the shop before the renewal date to cancel.

If a visit finds a repair, we write the price down and wait for your yes before we start.

Questions

Before you call

A pipe burst. What do I do first?

Shut off the main water valve, then open the lowest faucet in the house to drain the line. Move anything that can be damaged out of the way, and call us.

Does the first visit cost something?

We give you the visit fee on the phone. After we find the problem, you get the price in writing before any work starts, and the decision is yours.

Do after-hours calls cost more?

Yes. Calls outside our weekday and Saturday hours carry an after-hours rate, and the dispatcher quotes it on the phone before anyone drives out.

What does the Home Year plan leave out?

Repairs, parts, replacements, air conditioning and a water heater flush. It is a service plan, not insurance.
