Plumbing
Leaks, drains, water heaters and the pipes behind the wall
A plumber comes out, finds the problem and writes the price down before touching anything.
Leaks and burst pipes
Shutoff, repair and a note on what else the cold did.
Drains and clogs
Kitchen, tub, floor drain and the line out to the street.
Water heaters
Repair when it is worth repairing, replace when it is not, and say which.
Toilets, faucets and sinks
Repairs and replacements, including fixtures you bring.
Sump pumps
Test, repair or replace, and check where it drains.
Worn-out pipe
Repair a section or replace a run when patching stops making sense.

Before heating
If you smell gas, leave first
Get everyone outside, leave the switches alone and call the gas utility's emergency number from outside. When the utility says the house is clear, call us.
A carbon monoxide alarm that sounds is the same: outside first, then the utility or 911.
Heating
Furnaces and boilers, tuned in the fall and fixed when they quit
Todd's crew services gas furnaces and the boilers behind the old radiators in Mankato's older houses.
A tune-up covers the burner, the heat exchanger, the filter, the thermostat and a carbon monoxide check. If a part is worn, we show it to you and write the price down before we order it.
Tune-ups before the first cold week
No-heat repairs, with the parts price in writing
Replacement when the furnace or boiler is past fixing
Radiators, thermostats and zone valves

Air conditioning
Ready before the first hot week
Central air works hard for a few months of the year. We check it before it has to.
Spring check
Coil, condensate drain, filter and a test run.
Repairs
Find the fault, show it to you and write the price down.
New central air
A written plan and price for replacing a system that is past fixing.
The yearly plan
Furnace in the fall, plumbing in the spring
The Home Year plan books both visits for one price, and texts you when each is due.
